AyalaLand Logistics Holdings Corp. (ALLHC), a subsidiary of Ayala Land, Inc. (ALI), is the leading industrial real estate company in the Philippines. ALLHC is ALI’s vehicle for pursuing industrial estate development and real estate logistics, supporting local economic growth and nation-building.

Through its diversified portfolio of industrial parks, warehouses, cold storage facilities, and commercial leasing assets, ALLHC is present in six growth hotspots across the nation. ALLHC currently owns four industrial estates totaling 988 hectares in gross land area, as well as real estate logistics facilities totaling 288,000 sqm in gross leasable area (GLA), cold storage facilities with over 7,000 pallet positions, and retail and office buildings totaling 93,000 sqm of GLA for commerce.

One of its notable properties is Laguna Technopark, one of the first privately-owned industrial estates in the nation constructed in 1990. With over 120,000 jobs generated in Laguna Technopark alone, it aided in countryside development.

Achievements and Impact

As business activity picked up following the economy’s reopening in 2021, ALLHC’s revenues increased by 16% to PHP4.3 billion, and its net income increased by 11% to PHP780 million. The company’s overall performance was supported by the ongoing demand for industrial lots and warehouses. Additionally, ALLHC acquired 55 more hectares for the expansion of its Pampanga Technopark.

ALLHC concentrated on product diversification while firmly grounding its offerings in the new economy. Through the purchase of two already-existing cold storage facilities with a combined capacity of 7,300 pallet positions, it expanded from dry warehouses into cold logistics.

In 2022, ALLHC remains committed to transforming places into vibrant industrial and logistics hubs and expanding its product portfolio. It bought a 64,000 sqm ready-built facility in Santo Tomas, Batangas, expanding its warehouse leasing portfolio to its present 288,00 sqm. Secondly, it purchased 55 hectares of property in Padre Garcia, Batangas for the development of the Batangas Technopark, a forthcoming industrial estate. A partnership agreement between ALLHC and FLOW Digital Infrastructure to build data centers across the Philippines was also signed, enabling ALLHC to address the nation’s growing demand for digital infrastructure and support the shift to a digital economy.

Future Direction

ALLHC is continuing its efforts to take advantage of new market opportunities and expand its product portfolio.

In order to meet the market demand for more cold facilities, ALLHC entered the cold logistics business. To increase its capacity by 2023, ALLHC will start construction on two cold storage facilities in its Pampanga and Batangas sites.

The Philippines continues to have a large unmet demand from both domestic and foreign enterprises. ALLHC will greatly support the growth of digital infrastructure capabilities by expanding its range of businesses to include data centers, preparing to deliver a 4.5-MW facility operational by the end of 2023.
